St. Annes Infant School, Brislington, Bristol

MLC & CO. were commissioned by the Lorne Stewart Group to conduct an aerial inspection of the roof structures at St. Anne’s Infant School in Bristol.
The inspection was initiated following reports of multiple internal leaks and areas of damp. The objective was to identify the likely points of water ingress and support the client in planning targeted remediation works without the need for full scaffolding.

High-resolution aerial photography revealed several areas of standing water on flat roof sections, along with slipped tiles and lifted lead flashing adjacent to reported leak locations. These findings strongly suggested localised roof failure consistent with the internal damp conditions observed by site staff.

The final deliverable included a detailed visual report with photographic evidence, annotations, and recommendations for follow-up works.

This proactive approach enabled the client to proceed with targeted intrusive inspection and repairs, avoiding the expense and disruption of a full scaffold installation — an estimated saving of several thousand pounds.
